
Pond provided complete site design development for a new 1,131 acre residential subdivision in Camden County, GA. The 697 lots are woven around Hull Creek salt marshes and wetlands. A total of 16 lakes were created throughout the subdivision to allow for every lot to be adjacent to wetlands, marshes or lakes. Most of the land is within the 100 year flood plain. The fall in grade elevation was very minimal across the site. Most of the site was approximately three to four feet above the standard tidal conditions. City water and sewer service were not provided to the site. Four lift stations were located and designed to pump to a proposed lift station to be provided by the County authorities, which ties into an existing package plant system.
Coordination with Environmental Protection Division (EPD) and Camden County was required for the allowable capacity of the existing package plant system and the availability to tie the proposed subdivision to the existing system. The subdivision was also required to be tied into the county water system. The proposed water line sizes were analyzed to determine the pressure the County had to provide to allow adequate fire pressure to all hydrants. Data was coordinated with Camden County for the County’s construction of the water line to the vicinity of the site.
